1. About These Terms
These Terms and Conditions govern all bookings made directly through kukuusauna.com for the rental of Kukuu Sauna House (the "Property"). By completing a booking you confirm that you have read, understood and agreed to these terms. These terms are governed by the laws of the Republic of Estonia and applicable European Union regulations.
2. The Rental

Kukuu Sauna House is rented as an entire property to one booking party at a time. Individual rooms are not available for separate rental.

Every booking includes 3-hours of electric sauna and boat ride. Other activities can be booked for additional fee.

The maximum occupancy is 4 guests. This limit must not be exceeded at any time during the stay unless agreed with the host otherwise..

The property is available for residential short-stay purposes only. Commercial use, events, parties, or gatherings exceeding the stated occupancy are not permitted.

The minimum rental period is 2 nights unless otherwise stated at the time of booking.
3. Booking & Confirmation

A booking request is made when you complete the booking form and payment process on our website.

Your booking is not confirmed until you receive a written confirmation email from us. We reserve the right to decline any booking request, in which case any payment taken will be refunded in full. You will receive a confirmation within 24 hours from booking.

You must be at least 21 years of age to make a booking.
-
The person making the booking is responsible for the behaviour of all guests in their party during the stay.
4. Pricing & Payment

All prices are displayed in Euros (€) and include VAT where applicable.

Full payment is required at the time of booking unless otherwise agreed in writing.

Add-on services (extra sauna time, canoe hire, SUP, pet fee, etc.) are charged at the rates displayed at the time of booking.

We reserve the right to correct any pricing errors. If a booking has been made at an incorrect price, we will contact you before confirming the reservation.
5. Check-in & Check-out

Check-in is from 16:00 (4:00 PM). Check-out is by 12:00 (noon).

Early check-in or late check-out may be available on request for additional fee but cannot be guaranteed.

Check-in is self-managed. Access instructions will be sent to the email address provided at the time of booking, prior to your arrival date.

Failure to check out by the stated time may result in an additional charge equivalent to one night's rate.

All guests are required to complete the registration process upon check-in and before the commencement of the accommodation service.

Registration is generally completed using a valid travel document or identity card. In the absence of a travel document or identity card, registration may be completed using another acceptable document or verbal testimony.

Guests who are citizens of Estonia, another member state of the European Economic Area (EEA), or Switzerland, or who are foreign nationals residing in Estonia on the basis of a residence permit or right of residence, must provide their full name, date of birth, nationality, country of residence, dates of the stay, purpose of travel, and the number of accompanying minor children.

Guests who are not citizens or residents of the aforementioned countries must provide the same information, in addition to the type, number, and issuing country of their travel document.

For minor children staying with a registered guest, individual registration details are not required; only the total number of accompanying children must be provided.

6. House Rules

Smoking is not permitted inside the property at any time.
-
Parties, events, or gatherings that exceed the maximum occupancy of 4 guests are strictly prohibited.

Quiet hours are between 22:00 and 07:00. Guests are asked to be respectful of the surrounding neighbourhood during these hours.

The property, its furnishings, and all equipment must be treated with reasonable care throughout the stay.

Guests are responsible for leaving the property in a clean and tidy condition at checkout. A standard cleaning fee is included in the booking price. Excessive cleaning requirements may result in an additional charge.

Pets are welcome subject to payment of the applicable pet fee at the time of booking. Guests are responsible for any damage caused by their pets. Pets are not allowed to access the second floor.

The property is situated directly adjacent to the Pirita River. Guests with children or pets are responsible for their supervision near the water at all times.

Sauna use is subject to standard health and safety guidelines. Guests use the sauna at their own risk. The sauna should not be used under the influence of alcohol, and guests with relevant medical conditions are advised to consult a doctor before use.The use of sticky treatments, such as honey scrubs or similar products, is strictly prohibited in the sauna.

Traditional whisking (vihtlemine) is not permitted within the sauna.

The barbecue grill must remain on the designated grass area at all times and must not be brought close to the sauna house.

Lighting or maintaining a bonfire is strictly prohibited on windy days.

Firewood for the bonfire is not included in the booking price. Please contact the host should you require additional firewood.
7. Damage & Liability

Guests are liable for any damage caused to the property, its contents, or the surrounding garden and exterior during their stay beyond normal wear and tear.

We reserve the right to charge the payment method used at the time of booking for the cost of repairing or replacing damaged items, up to the value of the damage caused.

We are not liable for any loss, theft, injury, or damage suffered by guests or their belongings during the stay, except where such liability cannot be excluded under applicable law.

We are not liable for any disruption to the stay caused by circumstances beyond our reasonable control, including but not limited to severe weather, utility failures, or events of force majeure.
8. Complaints

Any issues or complaints during your stay should be reported to us as soon as possible so that we have the opportunity to address them. Complaints raised only after checkout may not be eligible for compensation.

Guests residing in the EU have the right to submit disputes to the EU Online Dispute Resolution platform at ec.europa.eu/odr.
9. Governing Law
These Terms and Conditions are governed by the laws of the Republic of Estonia. Any disputes that cannot be resolved amicably will be subject to the exclusive jurisdiction of the Estonian courts.
Cancellation Policy

Guest Cancellations
We understand that plans change. The following policy applies to all direct bookings made through kukuusauna.com:
Notice given before check-in: 14 days or more
Refund Amount: Full Refund
Notice given before check-in: 7-13 days
Refund Amount: 50%
Notice given before check-in: Less than 7 days
Refund Amount: No refund

Cancellations must be made through our website or in writing by email to info@kukuusauna.com. The cancellation date is the date on which we receive your written notice.

Add-on services (canoe, SUP, extra sauna time, pet fee) are refunded in full if cancelled at least 7 days before check-in. Add-ons cancelled within 7 days of check-in are non-refundable.

Refunds are processed to the original payment method within 14 days of the cancellation being confirmed.
No-show

If a guest does not arrive on the booked date and has not cancelled in advance, no refund will be issued.
Modifications
-
Date changes are subject to availability and must be requested at least 7 days before the original check-in date. We will do our best to accommodate changes but cannot guarantee availability for alternative dates.
Cancellation by Us

In the unlikely event that we need to cancel a confirmed booking, guests will receive a full refund within 14 days. We will make every reasonable effort to notify guests as early as possible. Beyond the full refund, we are not liable for any additional costs incurred by guests as a result of our cancellation (such as travel costs), except where required by applicable law.
EU Consumer Rights

Guests booking from within the European Union are reminded that under EU Directive 2011/83/EU, the standard 14-day right of withdrawal for distance contracts does not apply to accommodation services for specific dates. The cancellation terms above apply instead.

We retain booking and guest data for a maximum of 2 years from the date of your stay, after which it is securely deleted. This retention period is in line with the Estonian Tourism Act.

Payment transaction records may be retained for up to 7 years in accordance with Estonian accounting law.
